CBRE Philippines Supports Sustainable Development in Real-estate Industry

PROPERTY management and consultancy firm CBRE Philippines recently urged the country to develop more environment-friendly buildings to help in pushing sustainable development for future generations.

“Going ‘green’ is more than just a trend. It’s a requisite to long-term sustainability that will improve management efforts and, eventually, the lives of the people within and near the developments. The key lies in creating a design that respects the delicate balance between building and a sustainable environment,” said Rick Santos, chief executive officer, chairman and founder of CBRE Philippines, in a recent press briefing held in Makati City.

Santos stressed CBRE Philippines supports sustainable development in the real-estate industry through green buildings. He added that a green building design allows the more efficient use of resources, while creating healthier and more energy-efficient homes and commercial buildings.

Joanie Mitchell, director of the global services team of CBRE Philippines, said green buildings reduce carbon footprint on the environment through efficient use of  resources, while balancing energy-efficient, cost-effective, low-maintenance products for construction needs. “In the long run, people, particularly property owners, will realize that green buildings provide great savings in the long run,” he said.

The leading environmental and energy design (LEED), which was developed by the US Green Building Council (USGBC), is used worldwide as a comprehensive assessment tool for sustainability in environmental design and performance of buildings. LEED covers several building requirements—core and shell, new construction, existing buildings, commercial interiors, operations and maintenance, residential areas, and neighborhood developments. Several credit categories are taken into consideration to identify the number of points that will determine the level of certification—certified, silver, gold and platinum.

In response to the need for a local standard, the Philippines’s green building code has created the Building for Ecologically Responsive Design Excellence (Berde) to help in standardizing provisions by which buildings should be constructed. “This policy focuses on building features that reduce greenhouse-gas emissions and utility consumption, and simultaneously maximize savings,” said Mitchell.

The Philippines currently has nine LEED-certified buildings, including the Zuellig Building with platinum status; Sun Life Centre, Asian Development Bank headquarters and Mind Museum with gold; One Evotech and Texas Instruments with silver; and Project Jade, Starbucks 32nd and 7th, and  Nobleland Plaza with certified.

With the harsh weather changes the country has undergone—the intense heat and strong typhoons—going green has become the norm.

“It’s all a matter of investing in long-term sustainability and reaping the benefits for the longer term. What was once nice to have is now a standard. When it comes to building and expansion, the trend is to go green,” stated Santos.
