India : Additional floor area ratio in Kolkata’s green buildings


With the intention to promote the development of green buildings and reduce carbon emission, the West Bengal government announced a notification granting an additional 10 per cent of floor area ratio (FAR) to existing buildings that have green ratings.

According to the Department of Municipal Affairs, Government of West Bengal, 10 percent additional FAR will be granted for green buildings with ‘Gold’ rating or higher under Green Buildings Council India or a ‘Four Star’ or higher certification under ‘GRIHA’ Rating System.

However, the grant of additional FAR will be allowed on the basis of pre-certification by the agencies. If, by any chance, non-compliance of guidelines and failure to obtain the ratings should arise, penalty shall be imposed as much as 150 percent of value of floor area.

Government Shakuntala Ghosh, Chairperson of the Indian Green Building Council in the Kolkata Chapter, also added that the initiative will be a major impulse to drive more construction of green buildings.
